H&O Capital Funding Closes $550,000 Blanket Mortgage

H&O Capital recently closed a blanket $550,000 loan on two properties in Connecticut. The first property was a mixed-use building with 10 apartments and two stores in Waterbury, CT and the second property was a single-family home in New Britain, CT. The borrower had run into some issues with his previous lender on the Waterbury, CT property and needed a bridge loan to bail him out. He threw in the small single-family invest property as a way to keep the LTV down. There were numerous delays as the municipalities are working at half staff and title docs were hard to come by, but H&O stuck with it and got the deal closed.

H&O Capital Funding Quickly Closes $750,000 Loan

In this deal, the borrower needed to pull some cash out of two 3-family homes he owned as investments in the East Elmhurst neighborhood of Queens. The borrower needed to close on the purchase of a gas station in Detroit, MI with a TOE closing and needed the cash to complete the deal. There were small balance mortgages on the homes, so H&O Capital did a blanket second mortgage on both properties behind the conventional first mortgages. H&O Capital closed the loan in two weeks.

$1,900,000 Blanket Mortgage – Mixed-Use Development & Three-Family Investment Home – Multiple Locations

One of H&O Capital Funding’s repeat borrowers reached out in the midst of the shut down around the tri-state area due to Covid-19. The borrower had been working on the construction of a mixed-use property with two stores and eight apartments in Bayonne, NJ. The property was a single story retail property when he purchased it in 2016. Over the past 3.5 years the borrower applied for, and was granted, permits to add 3 stories to the building with 8 apartments in total. He received a loan at the time of purchase, but the note came due and the lender was no longer lending due to Covid. In a bit of a panic, the investor reached out to H&O Capital to secure a short term loan to allow him to finish the project and stabilize the building before he switched to a conventional loan.  Because the as-is value of the project was a bit low to support the loan, the borrower used a property he owns in Yonkers, NY as additional collateral to get the deal done. $540,000 First Mortgage Loan – Warehouse plus Office – Hicksville, NY

Another repeat borrower for H&O Capital Funding after a successful transaction in 2016. In this deal, the borrower came back to H&O to refinance the same property he collateralized in the last deal. With occupancy that doesn’t exactly meet the Certificate of Occupancy, the borrower was having trouble getting a conventional loan and he needed to clear some funds for his business fairly quickly.
